PROJECT DESCRIPTION

“A Vision Shaped by Constraints.”

This project at North Capitol Street and Florida Avenue NW transforms an irregular, highly constrained urban parcel into a distinctive vertical residential community. The unique geometry of the site—narrow, angular, and bordered by major corridors—informs a design strategy that converts significant limitations into opportunities for architectural expression.

While serving as Project Director at PGN Architects, I led the design development of this complex site. The extreme constraints of the narrow connector lot, linking North Capitol Street to the larger parcel along Florida Avenue, demanded a highly strategic approach. Rather than allowing the challenging geometry to compromise the program, the design team used it as an asset: the slender portion of the site was employed to discreetly locate vehicular access, parking entry, and loading, freeing the primary frontage for a more open, generous, and engaging residential lobby and amenity sequence. This move dramatically improved the ground-floor experience and allowed us to maximize the rentable and public realm areas.

A slender vertical building volume extends toward P Street, reinforcing the urban corridor while introducing a refined architectural presence. Vertical green elements along this façade soften the building edge, introduce natural texture, and enhance privacy for residents.

Along the northern elevation, the massing rises in a cascading series of terraces and duplex residences. The narrow site opportunity became a key driver in establishing a mix of duplex units that connect directly to the main tower. This allows residents to seamlessly access shared amenities such as the club lounge, terrace levels, pool deck, gym, and other communal spaces. The stepped terraces reduce the building’s presence on adjacent properties while creating generous exterior rooms and unique residential viewpoints.

The development culminates in a dramatic architectural moment: a cantilevered, south-facing swimming pool that projects outward as a signature skyline element. Its placement was strategically selected to capture unobstructed southern exposure and a million-dollar panoramic view toward Washington, D.C. This elevated pool becomes a defining icon in the project’s identity and an anchor for the upper-level amenity experience.

Overall, the project synthesizes landscape, geometry, and urban character to create a distinctive, amenity-rich residential environment. It demonstrates how thoughtful, strategic design—and a willingness to embrace complex site constraints—can elevate a challenging lot into a memorable architectural landmark.
